Homeowners in Emerald Forest do pay fees to a Homeowner’s Association.  Single-family homeowners pay an affordable fee to fund common areas, while fees for town homes also fund common areas, as well as help provide for basic cable service.The community of Emerald Forest is located at the intersection of Wellington Trace and Big Blue Trace in the Village of Wellington.  This is in the prestigious Palm Beach County section of South Florida.

The Village of Wellington was recently named one of the top places to live by Money Magazine, a desirable location for both families and retirees. The community of Emerald Forest boasts both single-family homes and townhomes.  The townhomes start at around 1,000 square feet, with up to three bedrooms and two baths.  Homes go up to 2,300 square feet, with open floor plans, split bedrooms and high ceilings. Home prices are extremely affordable for the area, ranging in price from the low $100,000s to the low $200,000s.  Most reside on lots measuring less than ¼ acre, built in the late 1980s to early 1990s. Although the homes are more than 20 years old, many homes are updated and recently renovated with features and amenities that new homebuyers are looking for.  Many have wood floors, new appliances and screened-in porches.

 Living in Emerald Forest gives you a front row seat to all that South Florida has for residents and visitors to explore.  You are a short drive from miles of beautiful beaches and fishing locations.  There are also several parks in the area for families to enjoy on weekends. If golf is what you are interested in, you will find several private and public courses to choose from.  Binks Forest Gold Club is nearby as is the Wanderers Club. If your sport is shopping, the Old Wellington Mall and Mall at Wellington Green are close by.  You will find a mix of nationally known retailers, as well as specialty shops.  As for outlet shopping, Sawgrass Mills is not far away, and provides some of the best deals in all of South Florida. You will also find countless restaurants that cater to all tastes and budgets from family-style locations to fine dining establishments. The Wellington area would not be what it is without the equine community.  Living in Emerald Forest puts you close to the action, with easy access to the International Horse Show and to the Winter Equestrian Festival.  Both are events respected and attended by people worldwide.

Both families, and avid readers, can delight in the Emerald Forest community’s close proximity to the local public library. The job market is fairly steady for the area, with unemployment resting around 10% for the area.  That is a little higher than other parts of the United States.For the health of area residents, around two-dozen hospitals are located in the area of, and around, the Village of Wellington, Florida. Children living in Emerald Forest reside within the exceptionally rated Palm Beach County School District.  The public school system is routinely honored for its successes in the community.  Wellington Elementary School covers Emerald Forest for the lower grades. There are also several private schools in the area, as well as colleges and universities for older children and adults wishing to continue their education.
